We build resident portals where tenants pay rent, submit maintenance requests, and communicate with management; leasing management systems that handle lead capture, tour scheduling, application processing, and lease signing; digital marketing platforms that manage listings and advertising across ILS platforms like Apartments.com and Zillow; business intelligence dashboards that consolidate occupancy, lease velocity, and marketing performance across a portfolio; and integrations between these systems and major PMS platforms like Yardi Voyager, RealPage, and Entrata. Yardi and RealPage both expose REST APIs and SFTP-based data feeds, though the documentation quality varies by module and product version. For Yardi Voyager, we use the SOAP-based Yardi Commercial Café API for resident data and the REST APIs for payments. For RealPage, we use their Open API for unit availability and lease data. The most common integration pattern is a nightly sync for non-time-sensitive data (lease terms, tenant records) combined with a webhook or polling integration for time-sensitive events (payment received, maintenance request submitted). We have built PMS integrations for 4+ Yardi clients and treat PMS integration as a specialized competency — we know the edge cases, the rate limits, and the undocumented behaviors that trip up teams without prior experience.

A standard resident portal includes: online rent payment (ACH and credit card via Stripe or a property management payment processor), maintenance request submission with photo attachments and status tracking, package notification (integration with Luxer One or similar), community announcements and document storage (lease, addenda, community rules), and resident communication via in-app messaging or SMS. More advanced portals add smart home integrations and mobile apps (door locks, thermostat control via SmartThings or Latch), amenity booking (fitness center, rooftop, parking), and resident referral programs. One of our clients implemented a fully white-labeled resident portal as their primary tenant touchpoint, replacing both email and phone calls for routine requests.

Lease management systems we build handle the full lifecycle: prospect inquiry → tour scheduling → application → screening (credit, background via TransUnion or RentBureau) → lease generation → e-signature (via DocuSign or HelloSign) → move-in coordination → renewal → move-out. Each stage has configurable automation: automatic status emails, reminder sequences, and escalation alerts when leases approach expiration. Maintenance workflows cover request intake (resident portal, phone, email), triage and assignment to maintenance staff or vendors, parts ordering integration, work order tracking, and resident satisfaction surveys post-completion. We have built maintenance systems that reduced average request-to-close time by over 40% for one property management client by eliminating the back-and-forth coordination between residents, property managers, and vendors.
